 Increase Home Value...

  • Adequate lighting. Think of the last time you were in a new car showroom.  The cars on display always gleam on the showroom floor right The augmented light makes the product shimmer, seem sportier, seem cleaner, seem better, seem worth the price. Does your lighting showcase your rooms?
  • North and easterly facing rooms are darker. During the week most homes are shown after work when its dark-extra care is needed to lighten and brighten in order to augment darker rooms.
  • Upgrade the bulbs in all of your lighting fixtures to the maximum wattage allowed by the manufacturer. And clean paddle fans that show dust while your at it.
  • Make sure table and floor lamps are plugged in and are easy to access by a salesperson. Don't make someone struggle to find the light switch-if its an unusual light leave a sticky note with instructions on the fixture or replace it.
  • If you have rooms with dark paint and/or darker wallpaper or draperies, consider buying extra incandescent lights to augment lighting in the corners.  Remember the brighter a room is, the larger it will appear.
  • If you have heavy tree cover or shrubbery in front of your windows and dark fabrics or decor inside, invest in lights for every room as needed so you can get almost a clinical brightness to the space. Don't complain about the cost of electricity-you are selling your home, make it show at its best.
  • Attics, basements, and some storage rooms can come off as creepy to some buyers.  Good lighting will help solve this problem. Don't assume that since you don't go into your basement or attic that someone else won't.

    Furniture Placement: You just can't get a money making tip that will cost you less to put in place than this.    Some of us like smaller den spaces or reading spaces with special chairs, ottomans, and sitting space enclaves.  The problem is these arrangements aren't always conducive for optimal showing of the property. You need to arrange furniture to develop a prearranged flow in your home to get the most out of each buyer visit. You are setting the stage to make your buyers fall in love with your home, so lets work on it.

  • Pre-determine how you want buyers to view your home. Start at the front door and always show the best, most formal room first. We want you to control the showing experience for your buyers right from their entrance to your home.
  • Allow adequate passage space for the buyers. A buyer couple and their  sales agent should be able to easily flow from room to room. Child barriers, pet barriers, jam packed rooms cause them to move right along.
  • No buyer will make a purchase decision unless they can remember most all of what they looked at. Loop buyers back for a possible second viewing or to have them mentally sum up in the best room. Leave a good impression.
  •  

    Individual Rooms....

  • Dining Rooms.. If you have a large dining room set, servers, side boards (lots of pieces), you may create a single file pathway scenario-negative.  Don't make  buyers and brokers have to squeeze into single file to pass through the room.
  • Don't overcrowd a room.  If furniture or accessory pieces are too cumbersome and block the flow in the room, then move them to storage. 
  • Living Rooms, family rooms, combo rooms... Congested? Make dramatic changes to open up the layout in your rooms to force the buyers to make their way in to the center of the room. Tightly arranged ensembles and some sectionals can block off a space inadvertently.  
  • Kitchen... Keep counters free of unused appliances, mail, personal papers-remember buyer will be brazen enough to peek into private papers
