Storage Tips:

  • On Site Pod are great for storage-no excuses now. Get an edge over your competition and box up and store up excess closet items, furniture, toys, the works.
  • Store garage, basement, or attic items in storage towers-make a square or                  rectangle against a will say 6 x 8 and stack it floor to ceiling-one 6 x 8 should do        two good sized rooms.
  • Put Storage Towers along outside walls but don't cover foundation cracks,                  structural defects, or electrical panels, sump pumps, etc.
  • Box all closet items that are out of season or outgrown
  • Make cardboard ID cards for boxes and tape right over facing side.

    Packing tips and Techniques.  The national real estate trainers all say, win some points with your sellers by teaching them how to pack to help keep their stress level down. 

    Haven't moved in a while?  Sorting out all of your stuff to determine if you still want or need it when you should just be packing. Divvying up this and that and storing items in different piles to hold yard sales each weekend-eek, what a disaster.

    Moving is not fun, don't try to be cute about it.  Here's what you should do

  • Get plenty of boxes The plastic storage bins are almost the same cost as cardboard nowadays and are reusable. Pack up everything that you won't need for the next 3 months and I mean everything. Fondue pots, pasta maker, off season winter coats, outdated outfits, shoes, toys, the works. 
  • Pack them all up and then either get them off the property or store them in storage towers in a sensible spot on site. You are going to increase your homes value by hundreds if not thousands of dollars right here alone.
  • Streamline your home for sale.   Open up closets so buyers can easily see to the back and sides. 
  • Buyers like things that are ultra organized and just so. It makes them think you are a home cleaning fanatic or a home maintenance god and they trust that someone that keeps their closets just so must be on top of every little repair or facet of their home.

    Buyers pay extra for homes they think are really well maintained. 

     Get away from arranging boxes haphazardly around the house that you and your buyers later have to step over.

    Lets recap, everything you are not using can be boxed up.  It will also save you time later.  Don't argue with your spouse about old sports gear, outdated clothing, memorabilia, etc. Just pack it up, it will fade from your mind and you will get along better with your loved ones and the whole process will become easier to deal with. 

    Plus you will be adding thousands of dollars to your homes value, that's the key to all of this. Keep your focus.

    First impressions:

    Consider that over 94 percent of buyers nowadays will be looking at photos of your home online before they ever do a drive by or commit to a showing appointment. Being able to take good exterior photos of your home is critical. Is the shrubbery overgrown  Are there dangling branches or unruly trees, damaged or maligned shutters, missing roof shingles, is the look just too busy.

    Now is the time to act.  Go ahead and heavily cut back any plantings that have taken over.  As for dangerous trees and tree limbs, ugly fences, and overgrown shrubs, take preemptive action now and you can potentially increase your homes value by 5K more.

    Keep kids toys in the garage, the front yard sparse of political signs, furniture, outdated seasonal appointments like Halloween goblins or holiday lighting, and try to put your best foot forward.

    Make the buyers want to call to set up an appointment. Make your front yards' curb appeal say "We are responsible homeowners, we like our home, we hate to have to leave it and the neighborhood and we are looking for a good family to hand the baton off to".

    Lawn maintenance, mulching, leaf removal are all basics that go without saying.  The days of the real estate bubble in Mass are long gone, you have to work it a little on your curb appeal and how your home looks online in order to maximize the value.

    Some Ideas:

  • Wall hangings: Buyers are not in your house to fall in love with your wedding photos, ski trip photos, etc. They are there to see your home and appreciate the wall space and picture their furniture in your home.
  • Remove most all family photos right off the bat.
  • Keep larger kid toys/ bikes in the garage
  • Soccer, basketball and football garage storage shelves are cheap
  • Spruce up outbuildings and storage sheds-men appreciate it.
  •    All the little things continued
