Simple little things continued:

So take down old wedding photos, personal photos, photos of teenagers, you get the idea.  Baby photos in a nursery are cute, but don't overdue it.  Basically take down any pictures that show people in them. Artwork that isn't too busy is perfectly fine to stay.  If you have a flair for photography and have lots of wall hangings, ask yourself if the buyers really need to see all that stuff.  Teenager posters-good luck, but, whatever you can do will earn you cash, maybe you can bribe your kids for a few weeks when you go to market.  We want buyers to appreciate a smart decor and be able to readily picture their furniture in the space for every room they go into.  This helps them view wall space fully and this will help them make the connection of the space to their own life and lifestyle. We want them to maximize the home shopping focus for the very short few minutes they are in your home.  Don't miss out on the opportunity by allowing excess wall clutter to fake out your buyers. Wall clutter can cost you money-lots of it.

Countertops in the kitchen. Every buyer conjures up the imaginary notion of themselves as a culinary wizard whether it's Rachel Ray or Wolfgang Puck, etc. So play to this, make your kitchen counter space speak to the culinary desires in your buyers. Move every appliance that you don't use daily off the counters.  That goes for blenders, extra coffer makers, slow cookers, baskets with mail and correspondence, vegetable baskets, recyclable containers, everything. You want to augment the amount of visible prep space for your countertops, the more showing the better.

Bathroom aroma therapy: Everyone responds well to pleasant smells. Add a plug in freshener to your bathrooms to help them sell the space. Cute scented candles and some nice quality hand towels can help romance up the space a bit too.

Laundry Room drabness: Many times laundry rooms are too utilitarian, musty, dusty and unappealing.  Try adding a swatch or a fat square of fabric hanging from the wall or ceiling with inexpensive clips to help doll up the space. This can help frame the space with positive reinforcement especially if the laundry is in a basement where everything is gray and drab

Must and Mold:  All homes have must, many have lesser amounts of mold.  Try putting a cap full of bleach in the drip pan for your refrigerator every week or so when selling your home to keep refrigerator must that develops in the drip pan from adversely scenting the room.  If you have mold, call me, as it is important to get some advice on mold before you get to the point of putting your home on the market.
