Property Staging....

Property Staging is normally a service provided by an outsource company to help a given property look better, show better and hopefully sell for a higher price.  Obviously the goal in selling a property is to bring about the highest price in the shortest amount of time and quite often homes need a little boost to help them show at their best.

 Prices for these services run from several hundred dollars to several thousand dollars and the fee is due whether it helps the house sell or not.

When properties become vacant they often loose a lot of the show appeal that a thoughtful decor and related appointments offers. The big question is do you need to "stage" your property or can you make do without the expense and effort.  Lets talk about it...

  • Does your home have adequate lighting to showcase it.
  • Long hallway runs
  • Layout where rooms quickly interchange
  • Big spaces
  • Blah spaces with tired paint, you know what I mean
  •  

    Staging can really help in some cases and in some it can't. Some of the folks that do staging in our area shop at Home Goods, a couple of curtain shops, and can rotate some couches, love seats and basic furniture for several hundred dollars. In some cases this may be worth it.

    Some things to think of:

  • Formal Spaces do well with some quality looking window appointments and treatments.  Skip the custom blinds, but either some rich looking fabric on a swag or presentable curtains can help a lot.
  • Put together a nighttime lighting plan. Most homes shown during the week are shown when its dark outside- make sure rooms are well lit.
  • Furniture and related pieces start costing money.  You may consider leaving a kitchen without furniture and instead highlight your best space or two with a little something extra. 
  • Floor coverings, full on window treatments, furniture ensembles specially considered for each room, aroma therapy for your buyers, mood lighting, you can get crazy with this.

    Some Considerations:

  • Cubbyholes often need to be cleaned out but if you have lots of them you could stay with one theme and sprinkle in a few low priced items that would interest or even inspire a buyer
  • If a home has been on the market a long time, make sure to rotate wall hanging craft items to keep them topical with the holiday or season.
  • Sparsely but nicely furnished homes will sell faster than vacant homes. The key is to know when is enough.
  • The process and order of room viewing of your home can impact its value. Always start at the front door then go to the best formal room first.
  • Scary rooms, dark hallways, creepy looking basements can impact a buyer just as much as a poorly staged house. Your first order of business is to correct lighting deficiencies
