Tips for your home..

Everyone that is selling a property needs to be aware of the fundamentals of home condition when selling a home.  Nowadays  you need to make sure your home is ready to be viewed when you invite buyers over to see it.

Seller Tips:

  • Find out how to store your stuff vertically and make the change
  • Mold-easy to check for, most is not a problem- do the basics
  • Home built between 77-97- check north side windows for rot.
  • Your sump pump is probably your biggest source of radon gas
  • Only written real estate contracts are valid in MA- no oral agreements
  • A properties tax assessment has nothing to do with market value
  • Sellers get sued most over misquoting property boundaries
  •

      Here are a few pointers that seem to work in most every home.

     

  •   First impressions.... What's your curb appeal really is like.  Don't cheat either.  Do you have overgrown shrubs or plantings that block a buyers view?   Can buyers easily view your home and grounds or do they have to struggle to see what you have.
  • Second impressions... Where will buyers stop and park to visit your home-the driveway, street? If they forgot listing info at home, this would be a great spot for the curbside info packets, talking house sign, maybe a nice flowering plant?
  • Grab hold of Buyers... Most buyers do driveby viewings first-convert them to an appointment while they are already at your home with Talking House or Dial my house curbside marketing tools. Don't lose them.
  •  

    Home Appointment Tips:

  • Start buyers at the front door and direct them to the most formal, best showing room first.  Here they can log in and take flyers, cd's, etc.
  • Plan in advance how you want your buyers to make their way through your home-give it some thought. Work on establishing a nice flow to keep buyers from moving through too quickly or getting bogged down..
  • Furniture placement... Layout your furniture to accomplish 2 things.  Don't block access causing buyers to skip coming into a room.  And locate furniture to slow buyers down so they appreciate the rooms features.
  • Lighting: Easily the cheapest item to remedy but so often forgotten. Make sure you have augmented lighting for every room that needs it and make sure the Realtors and/or buyers can find the light switches easily. Brightly lit rooms appear larger to buyers, so augment ceiling and table top lighting with incandescent lighting whenever possible.
  • Storage: Learn how to store things properly.  Use storage "towers" to eliminate horizontal storage chaos in your garage, basement, attic, etc. We'll show you how to get it right the first time.
  • Closets:   Box them up!! Box up your closets-box anything you won't need for at least 8 weeks.  Bring all of these to the storage tower areas.  We want your closets looking sparse-at the very least buyers should be able to see clearly to the back of the closet without having to strain themselves. 
  • Attics: Think no one will go up to your attic.  Think again.  This is a down market, do you want to chance it.  Make sure your attics are well lit, easily accessible and make sure buyers can see to the further reaches of the space to get a good, quick sense of what you have right away. Don't make them work at it-that is your job.
  •  

    Old fashioned broker tricks of the trade??   Vanilla sticks in the microwave to mimic baking.... Candles in the fireplace...  Aromatic soaps and scented candles in the bathrooms..... These are just a few tips, there are lots more tricks of the trade that you could use-Let us help.
