Realtors job:  extend advice, show you property, learn what your wants and needs are, and to create and implement negotiating strategies to get you the best deal possible.

The first thing to consider is buyer representation.  Remember Realtors work just like lawyers. We must disclose to all prospective customers who we represent. Our buyers are not just our customers but also our clients. That means we are going to represent your sole interests right from the very first call or email you make or send. We promise to protect your interests- not the sellers- on every property that we may look at. 

 

Quick Home Shopping Tips

  • Skip the notebook, ask for full MLS printouts, make notes about houses of interest only on the back of its printout to avoid mixups on features between similar houses.
  • Discard MLS Printouts for unsuitable properties right away-they just get in the way. Sort your best choices to the front of the folder.
  • Form a system.  You don't have to copy anyone else, but when you view homes, try to apply a system of comparing square footage, location, bedroom count, and attach values to features that are tops of your list like a pool, hot tub, garages, etc.
  • Try to see a minimum of 6 homes anytime you leave the house. You'll sharpen your home shopping skills, continually define features of interest to you and you'll avoid spending an hour or so of travel time only to learn about one house which is ineffective and causes stress.

     Buyer Tips

  • The towns assessment has no bearing on market price or market value so you would do better to learn to live without using this a benchmark tool.
  • You should have your own buyers agent. It's Free, the agent pledges to protect your interests and they'll help keep you from telling the seller or sellers agent agent things they either don't need to know or shouldn't know about you.
  • Buyers who get pre-approvals before they start house shopping are smarter. I don't know if this is true but they seem more confident about themselves.
  • Remember you can hire a lawyer on an a la carte basis. Buyers arrange for packages of services to review things like offers, P & S, closing documents. Ask about different options up front.
  • Home Inspection companies will still ask you to sign a waiver form stating they are only liable for the cost of the exam but the Law changed in MA and you are entitled to sue for damages if you have a problem they missed.
  • FREE Credit Reports. Get your credit report either from a free site or when you start you pre-approval process.  The latter gives you the credit report without the sales pitch for identity protection if you don't want it.
  • Take your lap top in the car with you with a CD of the homes you are going to see or do drive by's on. You can access the photo gallery from your car to make decisions on properties that don't thrill you right off but may have potential.
  • If you switch up driving duty, you may find it easier to navigate back to homes of interest again easily.  The driver always remembers the right roads to take because they are less distracted with paperwork. You can ease stress on long days by switching up driving roles when someone gets tired.
  • Infuse your daily routines into house hunting. If you take coffee, lunch, check in or call someone on a pretty set schedule every day, try to do the same during your house hunting-it keeps you focused, happy.
  • Wear sensible shoes.  Every Realtor has a story to tell about high heels on new construction sites or muddy Spring mornings.
  • Negotiating Tips:  Remember you never have to rush.  It's recommended to jot down particulars of your negotiating strategy upfront and then audit yourself during each negotiating move to get the best deal.
