Our Market Analysis reports are quite detailed and are intended to give you an
exacting opinion of the value of your property.
We analyze "comp" properties dating back six months as well as properties that are under agreement and actively being marketed for sale. You can appreciate that in a changing market the value of your home or investment property may change after a series of weeks. That is why we update our Market Analysis reports and price point recommendations every couple of months as needed.
Reports are generally about 25 pages in total and we analyze and make value
adjustments for properties that we consider to be in similar areas, neighborhoods and with similar features as that of the subject property. We identify normal selling expenses
that you may encounter such as:
*Legal costs for Deed preparation
*Massachusetts property tax stamps (sales tax)
*Standard Realtor commissions
*Normal escrow fees if applicable
*Seller costs for examinations (smoke detectors, title exam, etc.)
In that way you can easily see what your anticipated net profits from the sale
will be and make your own plans accordingly.
Additionally, if requested, we will assemble a narrative addendum
to the Market Analysis that will summarize our notes and findings while viewing your property. We can and often do make recommendations for the seller on suggested property repairs, property staging techniques, lighting techniques, packing and storage techniques, and tips of the brokerage trade that will help you get the most out of your property investment.
