What is the status of commissions of late you ask?? We charge 5 % of
the selling price for our full service listing packages and have discount programs and a la carte marketing programs too.
Right now it can take between 4 to 10 months for a typical property to sell.
As a seller you still want consistent advertising, your property featured on your own personal website pages, Open House coverage on a set schedule, supporting direct mail campaigns where
advisable, etc. We are committed to our clients for the entire duration of the listing.
Ultra Discounted Fee programs offered by some of our competitors don't work if the property doesn't sell in 5
weeks. Sooner later they are going to have to cut back on the services. A
Advertising prices at their historical highest, and office heating expenses,
phone, fax, and insurance costs are on the rise.
Remember for the most part when you list with a company they are offering to
pay another selling agency or buyer agency a portion of the total commission. Although not mandated, often they split the fee with the other brokerage office.
So in today's market, you have to consider whether or not trying to
discount the total fee will result in a discounted fee being offered to the selling agency.
Many agents in the marketplace look closely at the cooperating fee when
setting up showings for their buyer clients.
Agents who only have limited time with their buyers might stress seeing those properties with the higher cooperating fee at the expense of sellers only offering the discounted fee.
