Q: Can I sell my own home but still use the MLS?
A: Yes, for a flat fee, we can enter your property into the MLS system so you
can basically sell it yourself but still enlist the brokerage community to help. Normally you offer a selling broker percentage or flat fee and for the most part act as the listing broker
yourself.
Q: What do you charge for a commission or fee??
A: Commission percentages or flat fees
are dependent upon what it is you have to sell, for example property type (single family vs. land, etc.) and what the circumstances are. We quote our fees up front once we have talked with you to find out what services you need and for how long, etc.
Q: I'm a buyer who wants my own buyer agent, do I have to pay my
agent myself separately??
A: No Normally the agents in a transaction get paid out of the
transaction. So when a seller lists their home for sale, they often authorize their listing agent to offer a cooperating commission (percentage of the sales price) to buyers agents.
They do this so to encourage buyers agents to bring their buyers to see their homes and possibly sell them.
Q: Hidden costs, what should I be worried about??
A: With the enactment of the Real Estate Settlement and Procedures Act
(RESPA) it is practically impossible to have any hidden expenses in a real estate transaction. RESPA requires that sellers and buyers sign a two page
line item disclosure of each and every expense related to the sale. On
the buyers side this covers everything from down payments, points, an exhaustive description of lender closing costs, fuel adjustments, you name it. From the seller side, this covers
brokerage expenses, tax pro-rations, recording costs for discharges, etc.
In short the whole idea behind the RESPA was to enact a system to prevent buyers, sellers, lenders, lawyers, brokers, etc. from being able to pull anything over on anyone else.
Q: FSBO's and MLS, why can't I find all the houses on the market in one
place A:
Your typical For Sale By Owner sites are non professional web sites that offer a seller the opportunity to showcase their home sometimes for little or no cost. Since FSBO sites aren't members of the MLS, they can't
list with the MLS. Realtors own the MLS and submit all listed properties into that system.
